MECHANICAL SYSTEMS INFORMATION


This piece of property of property has the following features:
  • HVAC - Heat Pump
    • Separate upstairs & downstairs units
  • Hookup for supplementary Propane gas heat
    • Provision for gas fireplace (fireplace not included)
  • Monitored Security System, including door alarms & motion sensors

    • The House has 2 fans that can be used to exhaust the downstairs & 2nd-floor attic/storage space or the downstairs & upstairs.

The House has 3 water heaters: an 80-gallon gas heater with 2@ 20-gallon electric water heaters for instant hot water in the kitchen & main bath. The primary water heater is located directly under the Master Bedroom & Upstairs Baths, so that they both get hot water quickly, as well.

The downstairs House HVAC ductwork is run through a system of soffits and lowered ceilings (8 feet) in bathrooms & pantry, improving the efficiency of the system by insulating ducts from outside heat or cold.

The soffit system also provides a chase for power to a number of down lights around the perimeter of rooms and for speakers located in several of the downstairs rooms.
